NHG: the National Mortgage Guarantee (2026)

In short

NHG (Nationale Hypotheek Garantie) is a government-backed guarantee available on mortgages up to €470,000 in 2026. You pay a one-off premium of 0.4% of the loan, and in return you usually get a lower interest rate (often 0.5–0.7pp less) and protection: if you're forced to sell at a loss after job loss, divorce or disability, NHG can cover the residual debt. The premium is tax-deductible.

What you get

A lower rate — lenders see NHG loans as safer, so they price them cheaper, which over 30 years often outweighs the premium many times over. And a safety net: the residual debt can be waived if you sell at a loss for a qualifying reason.

Is it worth it?
