Expatool builds free, rigorously-calculated tools for the big money decisions of living in the Netherlands — buying vs renting, your take-home salary, the 30% ruling, and how much you can borrow.

Why it exists

Most calculators for these decisions stop at the headline number and skip the Dutch specifics — transfer tax, hypotheekrenteaftrek, the eigenwoningforfait, Box 3, the arbeidskorting, the Nibud lending norms. Those details are exactly what change the answer. Expatool counts them, shows its working, and lets you change every assumption.

How the numbers are calculated

Every figure is computed from official, current sources — not rounded guesses. The main ones:

Income tax & the 30% ruling
Belastingdienst 2026 tables (brackets, general and labour tax credits) and the expat scheme (30%, WNT cap, salary thresholds).
Maximum mortgage
Nibud / AFM 2026 lending standards — the official borrowing norms, including the test interest rate and energy-label uplifts.
Buying costs & house prices
CBS/Kadaster 2025 average sale prices; transfer tax and the starter exemption on 2026 rules.
Rents
Pararius Huurmonitor Q4 2025 — free-sector rent per m² by city.

Tax and lending figures are updated each January when the rules change; city prices and rents are reviewed and dated on each page. Where a smaller city lacks a direct source, we say so.

Independent and free

Expatool is independent. The tools are free, need no account and no email, and aren't tied to any bank, broker or estate agent. Available in English and Dutch.
